Log a Maintenance Report

If you have an out of hours EMERGENCY please follow the below procedure.

Alternatively please log the report and we will be in contact in due course.

Please email us photos. The more information we have the easier it is to deal with the matter or you.

  1. Make the property safe from any additional damage.

  2. Log a maintenance report on the Edwards website straight away irrelevant as to whether you have called our office or not.

  4. Turn off STOP COCK – http://www.edwards-online.co.uk/how-to-find-your-stopcock/

    If there’s is a leak the property and you have turned the water off please note that you will continue to still see signs of water coming through walls and the ceiling for a little while after the water was turned off…. Don’t panic.

  5. 99% of maintenance issues can wait until we are available.
    We seriously advise not to instruct contractors in an aim to avoid any unnecessary costs to you or the landlord. If you feel that it is totally unavoidable and you 100% must have the item fixed instantly…

  6. Find 2 suitable contractors that are qualified to complete the works. Search google, yellow pages, speak to friends and get 2 quotes to complete the works

  7. Choose the cheapest quote to complete the works. Keep proof that you have gained quotes to avoid the landlord not wanting to pay the costs. You need to ensure that they are quoting you a reasonable price for the works required. Please ensure that you obtain a receipt for the works completed and we will then contact the landlord directly to discuss payment.

WATER LEAK – In the instance you have no water or there is a water leak outside of the property please call Bristol Wessex Water on 03456004600.

FIRE – If there is a fire at the property under no circumstance should you try to put it out yourself. You must immediately evacuate the property and then contact the emergency services to report the fire.

GAS – If you have a gas leak or you can smell gas you must immediately evacuate the property and then contact National Grid Gas Emergency Service on 0800 111 999.

    Important note: We have a large maintenance team who on occasion due to the nature of their work, will be required to work together. Each contractor from the maintenance may visit up to 50 properties per week. In order to protect yourselves and in an aim to control the virus we would advise you are not present for appointments. Neither your landlord, Edwards, or any contractor whom may visit the property accept any liability for any costs to you/ loss of income should you have to self-isolate for 14 days following any form of visit to the property.
